Start with the building, not a product
A Building Energy Rating estimates performance under standard assumptions and its advisory report identifies possible improvements. A retrofit assessment can go further by examining the fabric, ventilation and heating design for your particular project.
Record comfort problems, damp or condensation, energy use and planned building work. These details help distinguish a heat-loss problem from a control, maintenance or ventilation problem.
Use a sensible sequence
- Repair leaks, moisture problems and unsafe systems.
- Plan insulation, airtightness and ventilation together.
- Reduce heat demand before sizing a replacement heating system.
- Choose controls and emitters that suit the system.
- Commission the work and obtain warranties, certificates and an updated BER where relevant.
Compare delivery routes and grants
SEAI offers individual grants and a One Stop Shop route. Compare the full scope, price, grant treatment, responsibility for design and what happens if hidden defects appear. Apply and receive any required grant offer before starting work.
